Industry Standard only requires a Visual inspection of a Representative number of inspected items (Cabinets, Doors, Outlets, faucets etc.). We don’t just look at things, we also look at them with an Infrared Camera, we test them with a Moisture Meter, we operate them and we test them. Except for our least expensive General Inspection package we don’t just look at a representative number of each item we inspect all visible and accessible items.

We offer one of the most thorough Operational, Performance, Infrared, Electromagnetic Wave and Visual inspections in the Industry, performed by a knowledgeable general contractor, with over 18 years experience repairing and remodeling homes on the West side and over 16 years as an inspector.

We are the only inspectors that we know of that test the Temperatures, Performance and especially the Effectiveness of Heating and Air Conditioning. Air Conditioning technicians don’t even do that as a matter of course. We test the Temperature of Refrigerators, Freezers, Warmers and Ovens against their settings. We inspect throughout the building using an Infrared camera, this helps find Water, Heating and Air Conditioning Leaks. We do 2 performance tests on Air Conditioning to find out if the system is working up to par and if it can effectively heat and cool the area. We use a Moisture meter to check for water around Toilets, Showers and other suspect areas. We don’t just inspect outlets, we plug a Tester into all accessible electrical outlets to make sure they are wired correctly. We Operate the Doors, Windows and Cabinets, they should open, close, lock and latch as appropriate.

All of our inspection reports include photographs and a written description of the issues, what needs to be done to address it and how urgent each issue is to the best of my ability in the time allowed. These are written in plain English so that you, your Broker and Contractor can all readily understand what the issues are. Reports are guaranteed to be delivered by the next evening and usually go out the same night the inspection occurred.

“The Best Home Inspections” has a G.E. Surveymaster Moisture Meter in our tool kit, with remarkable results. It is used to check around many of the common water leak areas including plumbing fixtures, exterior doors, windows and checking stains or damage on ceilings and walls. This not only avoids having to refer to a Mold Inspector just to find out if something is currently damp but the Meter is also finding many water problems that are not visible to the naked eye, representing possibly significant saving to clients.

We use a Flir BCam Infrared Camera to look throughout a Building. This helps find water that isn’t visible to the naked eye, helping to find leaks be they plumbing, roof, window or other leaks. The Infrared Camera also lets us show others the location and extent of moisture, to help them understand the problem. By showing a temperature picture of the walls, ceilings and floors it also allows us to see the heat or cold leaking from heating and air conditioning systems and ducts.
